Sure, you can take all the gains from the sale of your home by omitting a real estate agent from the entire equation. However, are you sure that you really made a good profit from your sale, or did you barely break even? How did negotiations with buyers go?

For this reason, negotiations with buyers may take too long and some may not have the time nor the patience to extend discussions. - Not staging your home. One cannot conceal dusty surfaces or tacky furniture from a camera’s lens. In fact, it magnifies whatever undesirables you may have loosely strewn in your home. Thus, it’s more important than ever to ensure that your home is cleaned, decluttered, depersonalized, and staged in the same way that it should be if you were holding a home viewing.
- Lighting flaws. Before the pandemic hit, it was always advised to bathe your home in light when expecting potential homebuyers. Now that most home viewings are done virtually, too much light may result in washed-out images and photos. - Take some test videos first. Nothing can dampen an interactive tour more than one where everything goes wrong in the middle of the actual tour. The same holds true even if you’re just recording your house tour. Thus, take some test shots first. That way, you’ll see if adjustments to the light need to be done, if certain items need to be added to or removed from a space, etc. Also, check your own camera if it’s fully charged or else, you might get cut in the middle of your video.
