How to harness good lighting to increase home value

Who says you have to break the bank to raise your home value? You can raise your home’s value simply by tapping the power of good lighting. Here’s how.

Use LED lighting

Replacing incandescent bulbs with LED lights at home essentially helps to bring down energy consumption. This, in turn, translates to savings for the homeowner and an increase in home value from 1% to 3%.

The energy and cost efficiency doesn’t stop there. LED bulbs are also known to stay in good working condition for around 23 years. Constantly turning them on and off won’t affect their life span compared to fluorescent lights.

If you want to push things even further toward “greener” and smarter home living, have a centralized lighting system installed using smart LED bulbs. Everything can be controlled remotely, and you can even connect these to other home systems.

Maximize curb appeal with exterior landscape lighting

Two reasons underscore the importance of having purposeful exterior landscape lighting: aesthetics and safety. If strategically placed along entry areas, exterior lighting can also deter trespassers who will be left with little means of concealing themselves.

Consider chandeliers only if…

Chandeliers can instantly raise your home’s value – the more opulent, the better. However, this depends on the home you have. Chandeliers with fine crystals and impeccable workmanship fit best in spacious interiors or vintage homes. Buyers may find an expensive chandelier in smaller residences to be awkward-looking and may not be enticed to move forward in a purchase.

Don’t scrimp on quality lighting for the bathroom

For areas of the house that are often damp like the bathroom, it’s wise to invest in lighting fixtures of high quality. However, remember that high quality doesn’t need to be expensive. The rule of thumb here is to put in good money for good lighting in this area of the home – but not to the point that the cost of the upgrade will be higher than the projected increase in overall home value.

Complete a kitchen remodel with lighting upgrades

Central overhead light provides general illumination. However, when doing your kitchen chores from chopping vegetables to baking, task lighting provides the perfect complement. Complete the package with accent lighting to illuminate glass cabinets and set some mood.

For kitchens with islands, adding pendant lights directly on top will give that chic upscale look that homebuyers will most likely gravitate to.

Let natural light in

More than providing illumination indoors, natural light can make a home look more attractive and welcoming. Moreover, you stand to save on your power bill by keeping your windows clean and its curtains aside. Having skylights installed could also help to let the light in.
